Was recommended to go to Shaddicks Lawyers regarding purchasing a property. I spoke with Julie and Stephen (or similar. I'm unsure or his role, he joined in the phone consults). I engaged with them for 3-4 days prior to signing a contract of sale. The deal with complex with a government grant being used however, all contracts and financial paperwork were supplied. During the cooling off period, the deal fell through due to issues with the grant - namely 'flood insurance' which was not attached to the strata property. As a result, i lost the 0.25%. On the final day the contract was withdrawn, I did not receive a phone call but an email and subsequent fees associated with the process. Appears to be a lack of due diligence, risk mitigation and/or communication issues which resulted in losing the property and costing thousands. Although, they offered plenty of time and energy into the sale. I'd encourage others to go elsewhere.
